I've worked in Johor Bahru property since 2019, focusing mainly on new projects across JB City Centre, the CIQ and RTS Bukit Chagar corridor, Iskandar and the wider Johor Bahru market.
Over the years, I've met buyers with different budgets and objectives, but many face the same challenge: there are plenty of projects and plenty of information, yet when it comes time to decide, it can be difficult to know what really matters and how to compare the options.
My approach is not simply to introduce projects. I prefer to first help you make sense of the budget, location, project facts, unit layouts, pricing and your own requirements. Buying a property does not have to be a rushed decision. The goal is to understand the important factors first, so you can make a choice you genuinely understand and feel comfortable with.

How Information Is Sourced and Checked
I am a Real Estate Negotiator (REN 43470) with Gplex Realty Sdn Bhd, focusing mainly on new projects in Johor Bahru. This is my personal JB property decision and advisory website, built to help buyers understand their budget, location, project information and available choices. It is not a developer's official website or a property portal.
Project Information
Project pricing, unit layouts, availability, developer information and other project facts are prioritised from official developer or project materials and other verified sales information. These facts are maintained through the site's central property information source. Pricing, units and availability can change, so important decisions should always be based on the latest confirmed information.
Public Rules and Market Information
For buyer eligibility, financing, tax, infrastructure status or market data, priority is given to relevant government bodies, regulators, banks, developers and other primary sources. Where information can change over time, the date, scope and relevant limitations should be stated where practical.
First-Hand Observations
When I describe a route I have personally walked, a site I have visited or something I have directly observed, I will only describe it as first-hand information when that observation genuinely took place. Where relevant, I will record the date, location, conditions and limitations. Developer renders and AI-generated or AI-edited visuals are not treated as first-hand site evidence.

If you find information that may be outdated, incorrectly sourced or in need of further verification, you can contact me on WhatsApp and identify the relevant page or project. I will check the underlying source before deciding whether an update is required.
